Recently Mockingbird Properties was asked to consult with 2 community banks on 4 different properties to help the banks understand what the assets are that they had taken back and what to do with the assets. Due to its long term development experience, Mockingbird and its associated companies are in a unique position to help solve crucial issues facing lenders and help develop a business plan for each of the questionable real estate assets that goes far and beyond what any appraisal can accomplish. As a result of understanding the issues facing the lenders (how to maximize the value of the assets?), Mockingbird has formed an advisory company RealBase Advisory Services LLC) made up of Mockingbird, Meo and Associates, and other companies aligned with Mockingbird including Wells Asset Management (Asset Management, Sales, Receivership Disposition). We can deliver a service to the banks that they can’t get anywhere else as we are a self contained, multi-disciplined (architecture, engineering, development, and operations) organization that can look at the asset and figure out, from a development or operational perspective, how to get the asset to make money. Appraisals are not done from this perspective and therefore do not make a contribution toward creating maximum value, and this is our sole focus, creating maximum value for our clients.
